Challenge 
Residential land development in Temple, Texas is very competitive, resulting in giving the buyer many different options at multiple price points. The Developers of Wyndham Hill wanted to create a complete community with new urbanism features including parks, open space, contiguous sidewalk and trail system, with a street and lot layout to promote neighborhood friendliness. So, in 2005, Jim Howe, the owner of Belfair Development and one of Jed Walker’s clients for over 20 years, called Walker Partners to begin discussions on the feasibility of bringing new urbanism to Temple.

Solution
Walker Partners conducted an intense design charrette which included all of the stakeholders in the Project – City of Temple staff, neighboring developers, adjacent land owners, and local home builders to brainstorm and seek ideas to create a successful, sustainable, new urbanism neighborhood.

Through Walker Partners’ leadership, dedication, and tenacity, the design charrette concluded with the presentation of the Master Plan – complete with a preliminary drainage plan and preliminary cost estimate. Shortly thereafter, Belfair purchased this property and Walker Partners began the surveying, platting, zoning, and design of Phase I of Wyndham Hill.

Today, ten years later, Walker Partners is preparing the plat, plans, and specifications for Phase VI of the development. Walker Partners’ efficiency in design, attention to detail, and exemplary service is the foundation to creating value and maintaining success for this new urbanism neighborhood.

Value 
Walker Partners has delivered the first five phases of this development – more than 375 lots – on time and under budget! The real value that Walker Partners has achieved for this development is, however, bringing a new residential lifestyle concept to Temple, Texas, providing homebuyers with an alternative to the “suburban subdivision.” Wyndham Hill is a case study for future developments proving that land development can occur with an environmentally friendly footprint and create a highly sought after urban lifestyle while generating a responsible return on investment.
